At Epoxy Boss Florida, we believe a concrete coating system is only as reliable as the preparation beneath it. A high-performance floor is not created by applying a coating alone—it is the result of proper concrete evaluation, mechanical surface preparation, premium coating materials, controlled installation procedures and strict quality control. Our approach is centered around engineering complete flooring systems that are designed specifically for South Florida's demanding climate, where humidity, moisture vapor, intense UV exposure, heat and heavy daily use place continuous stress on concrete surfaces. Our warranty reflects confidence in our installation process, our workmanship and the premium materials we install. Our objective is simple: complete every project correctly the first time so our clients never have to pay twice for the same work.

Why Concrete Coatings Fail

Many coating failures are incorrectly blamed on the coating itself. In reality, most failures begin long before the coating is installed. Poor concrete preparation, acid etching instead of mechanical grinding, excessive moisture vapor, contaminated substrates, improper crack repairs, incorrect material selection, poor mixing procedures and inadequate installation practices are among the most common causes of peeling, delamination and premature coating failure. Florida presents additional challenges due to year-round humidity, coastal conditions, elevated slab temperatures, frequent rain events and moisture migration through concrete. Every Epoxy Boss Florida installation is designed to identify and reduce these risks before coating application begins.

Every flooring system is designed specifically for the environment in which it will perform. Our installations are engineered to withstand Florida's demanding residential, commercial and industrial conditions, including hot vehicle tires, high humidity, UV exposure, heavy traffic, chemical exposure commonly found in garages and commercial facilities, and daily operational wear. Material selection, coating thickness and installation methods are determined by the intended use of the space rather than a one-size-fits-all approach.

Our Installation Process

Every project follows a structured installation procedure designed to maximize long-term adhesion and coating performance.

Our process typically includes:

  • Project consultation and substrate evaluation
  • Moisture and concrete condition assessment when required
  • Mechanical diamond grinding to establish the proper concrete surface profile
  • Concrete crack, joint and surface repairs as necessary
  • Thorough dust removal and substrate preparation
  • Primer installation when required by the flooring system
  • High-performance base coat application
  • Decorative media broadcast where applicable
  • UV-stable polyaspartic or specified protective topcoat
  • Final quality inspection
  • Client walkthrough and project completion review

Quality Control Standards

Preparation is the most important stage of any flooring system. Every project undergoes multiple quality control checks throughout the installation process. These may include substrate evaluation, moisture assessment where applicable, concrete surface profile verification, repair inspection, environmental condition monitoring, material mixing procedures, application consistency and final project inspection. Our quality control process is designed to identify potential issues before they become long-term problems.

Our Performance Assurance

Every qualifying installation includes our Limited Workmanship Warranty because we stand behind the quality of our installation procedures and the premium materials we install. If a covered defect occurs during the applicable warranty period, Epoxy Boss Florida will inspect the affected area and, if determined to be covered under this Limited Warranty, repair or replace the affected portion of the flooring system at no charge for covered labor and materials. Warranty evaluations are performed without an inspection fee. Our goal is to resolve legitimate warranty concerns professionally, fairly and efficiently.

Residential Garage Warranty

Qualifying residential garage floor coating systems include a 5-Year Limited Workmanship Warranty beginning on the date of substantial project completion, subject to the terms, exclusions and limitations outlined in the executed Warranty Certificate provided to the client.

Commercial, industrial and specialty flooring systems may carry different warranty periods depending on the flooring system selected, project conditions and intended use.

What Is Covered

Subject to the terms and limitations of this Limited Warranty, coverage generally includes defects resulting directly from improper installation performed by Epoxy Boss Florida, including loss of adhesion caused by workmanship defects, peeling or delamination resulting from improper surface preparation, defects resulting from improper material handling during installation and qualifying defects in coating materials supplied and installed by Epoxy Boss Florida, subject to manufacturer limitations. Coverage applies only under normal intended use and when maintenance recommendations have been followed.

What Is Not Covered

No flooring system is immune to every condition. This Limited Warranty does not cover damage, deterioration or failure resulting from circumstances outside the reasonable control of Epoxy Boss Florida.

Excluded conditions include, but are not limited to:

  • Concrete movement, settlement, structural cracking or foundation movement
  • Moisture vapor transmission, hydrostatic pressure, flooding, plumbing leaks, irrigation leaks or water intrusion occurring after installation
  • Existing substrate conditions that could not reasonably be identified or corrected prior to installation
  • Abuse, misuse, negligence, accidents, vandalism or impacts
  • Dragging heavy equipment or sharp metal objects across the surface
  • Improper maintenance or failure to follow published care instructions
  • Use of abrasive cleaning products, acid-based cleaners or incompatible chemicals
  • Fire, hurricanes, tornadoes, lightning, natural disasters and other force majeure events
  • Excessive heat beyond system design limitations or open flame exposure
  • Vehicle accidents, tire chains, tracked equipment or applications outside intended service conditions
  • Modifications, repairs or coating installations performed by parties other than Epoxy Boss Florida without prior written authorization
  • Cosmetic changes including minor scratching, scuffing, gloss reduction, color variation, normal aging or ordinary wear associated with normal use

Expected Service Life

A warranty period should not be confused with the expected lifespan of a professionally installed flooring system. When properly maintained, many residential garage flooring systems can provide well over a decade of service. Actual performance depends on traffic levels, maintenance practices, environmental conditions, substrate quality, chemical exposure and intended use. Commercial and industrial flooring systems are designed according to project-specific operational requirements.

Chemical Resistance

Our flooring systems are engineered to resist many common automotive fluids, motor oil, transmission fluid, antifreeze, household cleaners and routine contaminants when spills are removed promptly. No flooring system is resistant to every chemical under every condition. Exposure to concentrated acids, industrial solvents, paint removers, aircraft hydraulic fluids or aggressive chemicals may damage the coating system. Clients should contact Epoxy Boss Florida whenever specialty chemical exposure is anticipated so that the appropriate flooring system can be recommended.

Care & Maintenance

Proper maintenance plays a significant role in maximizing the appearance and service life of any flooring system. We recommend regular sweeping or dust removal, damp mopping using pH-neutral cleaning products and prompt cleanup of spills. Avoid abrasive pads, wire brushes, steel wool, harsh solvents and acid-based cleaners. Pressure washing, where appropriate, should be performed using manufacturer-recommended pressure settings and spray patterns. Heavy equipment should be lifted rather than dragged whenever practical, and protective pads should be used beneath concentrated point loads such as safes, toolboxes, motorcycle stands and heavy storage equipment.

Project-specific care instructions are provided at project completion and should always take precedence over general maintenance recommendations.

Warranty Claim Procedure

If you believe a condition may qualify for warranty coverage, please notify Epoxy Boss Florida as soon as reasonably possible after discovering the issue. Written notification should include the project address, photographs of the affected area and a description of the condition. We will schedule an inspection to evaluate the flooring system and determine whether the issue falls within the scope of this Limited Warranty. If the claim is approved, Epoxy Boss Florida will determine the appropriate repair method, which may include localized repair, partial replacement or other corrective measures at our discretion.

Lifetime Technical Support

Our relationship with our clients does not end when installation is complete. Whether you have questions regarding cleaning products, future remodeling projects, cabinetry installation, welding, vehicle lifts, equipment placement, repairs or flooring upgrades, our team is available to provide technical guidance throughout the life of your flooring system. We encourage clients to contact us before making modifications that could affect the performance of the installed coating.

Limitations of Liability

To the fullest extent permitted by applicable Florida law, this Limited Warranty is limited to the repair or replacement of the affected coated area and does not cover incidental, indirect, special, exemplary, punitive or consequential damages, including but not limited to loss of use, loss of business, lost profits, relocation expenses, damage to personal property or replacement of surrounding materials. Repair methods, replacement materials and corrective actions shall be determined by Epoxy Boss Florida in its sole professional judgment. Repaired areas may exhibit minor variations in color, texture or gloss due to normal aging and manufacturing differences.

Transferability

Unless expressly stated otherwise in the written Warranty Certificate, this Limited Warranty applies only to the original installation address identified in the warranty documentation and is not automatically transferable to subsequent property owners.

Manufacturer Warranties

Certain coating materials installed by Epoxy Boss Florida may also be covered by separate manufacturer warranties. Manufacturer warranties, where applicable, are independent of this Limited Workmanship Warranty and remain subject solely to the individual manufacturer's terms, conditions and limitations.
